Located minutes from the Design District and Wynwood, Roya has hosted photographers, creative teams, agencies, and national brands, including teams producing projects in Miami from New York, Los Angeles, and other markets.

We know producing in another city can mean finding a location, furniture, AV, catering, and other vendors all at once.

When possible, we are happy to help connect production teams with local Miami resources and vendors and coordinate a walkthrough before the booking.

If you have specific load-in, furniture, AV, catering, layout, or setup requirements, send them with your inquiry and we will let you know what is possible.

Most teams choose Roya because they want something that feels more distinctive than a blank studio and less corporate than a hotel or conference room.

Host rules

• Roya is a working creative space in a quiet residential neighborhood. We host shoots, productions, content days, and intimate creative gatherings. We do not host parties.
• The space:
• * Hard cap of 35 guests, no exceptions
• * Bookings must reflect the activity selected at booking. If your shoot becomes a gathering, please rebook accordingly
• * Please treat every room, surface, and prop with care. This is a styled home, not a studio
• * Move furniture only if needed for your shoot, and return it to its original placement before checkout
• * No confetti, glitter, smoke machines, fog, haze, open flame, or anything that stains, sheds, or lingers
• * No adhesives, tape, nails, or anything that marks walls without prior approval
• * Property is monitored by a front-facing security camera for safety and accountability
• Sound and neighbors:
• * Roya is in a residential pocket. Please keep voices and music at a respectful level
• * No amplified music outdoors at any time
• * All sound, including indoor music, must be off by 10 PM
• * Miami Dade noise ordinance applies after 11 PM and we strictly enforce it
• What is not allowed:
• * No parties, ragers, or social events disguised as shoots
• * No DJs, sound systems, or subwoofers without prior written approval
• * No smoking inside the property
• * No pets without prior approval
• * No overnight stays. This is an hourly rental only
• Check in and check out:
• * Self check in instructions are sent 3 days before your booking
• * Please leave the space as you found it: trash bagged, dishes rinsed, furniture reset
• * A standard cleaning fee is included. Excessive mess, stains, or damage is billed separately

• * Editorial, lifestyle, portrait, and UGC shoots
• * Podcast tapings, creative offsites, and small workshops
• * Intimate dinners, baby showers, and curated gatherings of 35 or fewer
• Bookings we decline:
• * Birthday parties, bachelor or bachelorette parties, proms, after parties
• * Anything with amplified outdoor music or DJs
• * Any booking where the guest count or activity is misrepresented at booking
• We respond to inquiries quickly and we are easy to work with. We are also protective of this space and the neighbors who share the block with us. Thanks for understanding.
• Surveillance cameras on site: For the safety and security of our guests, the house is equipped with one exterior security camera located at the front door area.
